Let's get it permitted
Maybe you built a deck years ago. Maybe you bought a house with a garage conversion nobody permitted. Or maybe the county just sent a letter. It happens a lot, and it can usually be fixed.
We draw plans of what's already there, put the permit application together, and walk it through the city or county with you.

How it usually goes
- Tell us what you have. Send the address, a few photos, and any letter you got from the city or county.
- We come measure. We draw the building the way it is today.
- We find out what the reviewer will want. Some places just want plans. Others want to see inside a wall or under a deck.
- We submit and answer the comments. If the reviewer asks for changes, we write the responses and update the plans.
When you need an engineer
If the city wants an engineer to look at the framing, the beams, or the foundation, we bring in Dow Engineering PLLC. They're in the same office in Sumner. If you got a red tag or a code violation notice, start with their code violation page.

Common questions
Will I have to tear it out?
Usually not. Most of the time the fix is plans, an inspection, and maybe a few repairs. We'll tell you what we see once we've looked.
Can I do this before I sell?
Yes, and it's often a good idea. Unpermitted work can slow down a sale.
Do you do the repairs?
No. We draw the plans and handle the permit. You or your contractor do any work the city asks for.
How is it priced?
Once we've seen it and know what the city wants, we give you a clear price for the plans and permit work.
