Bonney Lake is just up the hill from our Sumner office. A lot of the homes are newer, a lot of the lots are bigger, and plenty of owners want a shop, an ADU, or more room. Build Sherpas draws the plans and runs the permit, whether it goes to the city or to Pierce County.

Bonney Lake address, Pierce County permit
This is the most common mix-up we see on the plateau. Homes inside city limits are permitted by the City of Bonney Lake. Tehaleh and much of the Lake Tapps area also have Bonney Lake mailing addresses, but they're unincorporated, so Pierce County Planning & Public Works handles the permit. Codes, forms, and fees differ between the two.

What we see on the plateau
- Septic lots. Some homes aren't on sewer. An ADU or bedroom addition there can need septic review through the Tacoma-Pierce County Health Department before the building permit moves.
- Lake Tapps shoreline. Waterfront lots can pick up shoreline rules on top of the normal building review.
- Master-planned communities. In Tehaleh and other HOA neighborhoods, the community's design review usually comes before the county sees anything. Plan for both.
- Shops and garages. Detached shops are common out here. Size and height decide what kind of permit and drawings you need.
