Every city and county around Puget Sound runs its permit counter a little differently. Pierce County Planning & Public Works handles unincorporated areas such as Frederickson, Spanaway, Graham, Parkland, and much of South Hill. Cities like Sumner, Puyallup, Bonney Lake, Tacoma, Auburn, and Kent each have their own building departments, submittal checklists, and online portals. In King County, the Department of Local Services covers unincorporated areas, and Seattle has SDCI. Knowing which office you're actually dealing with, and what that office expects to see, is half the battle. Build Sherpas prepares and manages residential permits across that whole map from our office in Sumner.
Site plans, floor plans, elevations, and sections for ADUs, additions, remodels, garages, decks, and new homes.
WSEC-R documentation that matches the plans, so reviewers are not sending it back.
We coordinate PE-stamped structural from Dow Engineering PLLC when your jurisdiction requires it.
Your mailing address doesn't always tell you.
A "Puyallup" address on South Hill may be permitted by Pierce County. A home in Lakeland Hills is in Pierce County but permitted by the City of Auburn. "Kent" and "Auburn" addresses may be inside the city or in unincorporated King County.
We confirm the right jurisdiction at the start, so the application goes to the right place the first time.
Beyond the drawings, energy forms, and engineering coordination above, we also take care of the following.

Not sure which office issues your permit? Send us the address and we will tell you.
Most delays are not mysterious. We put the drawings, energy forms, and engineering coordination together before submittal, so reviewers see a complete package. We cannot control a department's review queue, but we work to keep correction rounds to a minimum.
Missing site plan details get a permit sent back.
Energy forms that do not match the plans draw comments.
Unanswered questions come back during review.
Can you take over a permit I already started? Often, yes. Send the application number and any correction letters, and we'll review where it stands.
Do you guarantee approval or timelines? No. No one can guarantee what a building department will do. We focus on complete, accurate submittals and quick answers to comments.
What do you need to quote? Your address, a project description, photos, and any plans, survey, or city letters you already have.
